Note: Please schedule your inspection for a morning or afternoon time slot starting at 8-9am or 1-2pm. Not a midday start time of 11am for example. Doing the latter prevents me from doing another inspection that day.
Note: If you are scheduling a home warranty inspection I will need access to your home at the scheduled start time, but you need not be present if there are other means of access. You also need not be present for the entirety if you need to be there to let me in.

Following that I had a career in Law Enforcement, which I retired from. I enjoy helping others, and that continues being a home inspector. I want my clients to know exactly what they are getting when they decide to buy a home. I am also a licensed Realtor®, so I understand the process from several angles.
Real Estate Inspections - For the purchase of an existing home that has been or is being lived in.
New Construction - Real estate Inspection for new construction homes. DO NOT let your builder do this for you!! I find problems in brand new homes all the time.
Warranty Inspections - Most new homes come with a one year warranty. It is important to have your home inspected near the one year mark so things that aren't working properly can be fixed by the builder or warranty company.
Periodic Maintenance Inspections - If you have lived in your home for 10 plus years and haven't been keeping up on routine maintenance it is a good idea to have it evaluated in order to see what kind of things may need to be done. The more preventative maintenance you do the less of a chance you'll end up having to do a major repair.
Foundation Survey - If you suspect that your home is having some foundation problems, and would like an independent inspection this is the one for you. I have no affiliation with any foundation companies, so I can give you an honest opinion of how your home's foundation is performing.
Draw Inspections - If you are building a custom home and your bank is in need of someone to perform draw inspections to release funds. Within a 20 mile radius of Pilot Point, TX only
Once you have decided to have a home inspected give me a call or have your realtor call me. You will need to read and sign a pre-inspection agreement which tells you what will be inspected. I will inspect the property on the agreed upon date and you will receive an inspection report following that. I encourage my clients to show up toward the end of the inspection, but you are welcome to be present for the entirety. Payment is due upon completion of the inspection.
Home Inspections are conducted based on Standards of Practice issued by the State of Texas. Those SOPs dictate the minimum standard at which an inspection should be performed. Inspectors can, and often do, go beyond those standards. An inspector can also follow SOPs for certain associations, such as ASHI, which may also go beyond what the state requires. It is important for the client to know that an inspection is not meant to be a technically exhaustive inspection. A client may be referred to an expert in a particular field if certain problems are located during an inspection. For example, if foundation issues are severe enough, they may be referred to a structural engineer.
Prices start at $400 for any home up to 2000sqft. Based on the square footage to be inspected, additional components, and additional structures the client wishes to have inspected the price may increase. You will be given a price for your inspection prior to it being done so there are no surprises.
WDI (Termite) Inspections - These inspections are outsourced to one of several trusted companies. Depending on the size of the home the price can vary, but typically runs between $100-200.
Water testing - E Coli and Coliform (recommended for any house that uses well water for drinking) - $75
Aerobic Septic - $30
Pool (In-ground only) - $100
Outbuildings - $30
Foundation Survey - $50 (If part of a general home inspection) $150 (if it is a stand-alone). Foundation surveys include measurements of a foundation's levelness, which can point to specific areas of concern.
